why the suburb

CHANGES THE BUILD

Bayside is not one kind of house. Within a few streets you can move from an Edwardian home on stumps with a suspended timber floor, to a post-war brick house on a slab, to a newer townhouse or a walk-up flat near the foreshore. Each of those changes the things that actually decide a bathroom: how the floor can be built up or set down, where the fall to the waste can run, whether a hobless shower is realistic, and how far services have to travel.

Salt-laden air near the beach also matters when tapware and mirror finishes are being chosen, and older homes often pair small original wet areas with a separate toilet and an outdated laundry, which is why so many jobs here end up as a reconfiguration rather than a like-for-like swap. We work through those constraints during design and planning, before selections are locked in — the sequence is set out in our process.

Bathrooms are frequently narrow, so the win comes from tile format, a wall-hung vanity, and a shower screen line that does not chop the room in half. Where the floor is timber, the shower base and waterproofing detail decide whether a low-profile threshold is possible.

Do you charge differently outside Brighton?

Distance is rarely the driver. What moves a price is access, floor construction, the extent of demolition and the selections themselves. A tight top-floor flat in Elwood and a ground-floor room in Brighton East can differ noticeably for reasons that have nothing to do with the postcode. Not automatically. The list reflects where we work most often, not a hard boundary. Send the address, the room and roughly when you want to start, and we will tell you honestly whether we can take it on.

Can you work around apartment or heritage restrictions?

We plan for them. Owners corporation approvals, permitted hours, lift protection and waste removal are addressed in the scope rather than discovered mid-build.
