MATERIALS SCHEDULE — BRIGHTON, VIC
SELECTIONS BY APPOINTMENT
An ensuite is not a scaled-down main bathroom. It is usually shared at the same hour by two people, it opens off a bedroom rather than a hallway, and it is often carved out of a robe, a landing or the corner of a Brighton period room where the walls were never square to begin with.
That changes the brief. Noise transfer to the bedroom matters. So does the light seal under the door, the position of the extraction fan, and whether the glass panel needs a return or can run straight to the wall. We plan those decisions with the selections on the table, the same way we handle a full bathroom renovation — just with tighter tolerances.
If the room is genuinely tight, read the approach we take to small bathroom renovations as well; the two briefs often overlap in Bayside homes.
Glass. Thickness, whether the panel is fixed or hinged, and where the silicone line lands. A frameless panel needs a true wall to sit against, which in older homes means packing or re-sheeting before tiling.
Mixer height, rail position and the drop of the rose are set against the tile grid so the outlet doesn’t land on a joint. Shower detailing is covered further under shower renovations.
Storage. A mirrored cabinet recessed into the stud line usually beats a surface box in a room this size. Ventilation. The fan should be ducted out, not into the roof cavity — an ensuite closed behind a bedroom door holds moisture longer than a hallway bathroom.
01 — MEASURE & BRIEF. On-site measure, existing services located, door swing and bedroom relationship recorded.
02 — PLAN & SELECTIONS. Layout options, tile format, glass line and joinery resolved together under design and planning. Nothing is ordered until the set-out is signed off.
03 — STRIP OUT. Protection through the bedroom, demolition, and rough-in for plumbing and electrical once the walls are open.
04 — WATERPROOF & SCREED. Falls formed to the waste, membrane applied and cured before any tile is set.
05 — TILE, JOINERY, FIT-OFF. Tiling to the agreed grid, vanity and mirror installed, glass measured on the finished wall, tapware fitted and the room handed back clean.
